Privacy Policy

This page explains what information we collect when you ask us for a cash offer, how we use it, and the choices you have. We try to write this in plain English. If anything is unclear, email barry@yourfriendlyagent.net and we'll explain.

Who we are

Legacy Home Team is a real estate team affiliated with LPT Realty, LLC, with a brokerage office at 1545 Crossways Blvd, Suite 250 #242, Chesapeake, VA 23320. Direct cash purchases made through this site are made by Friend in Realty LLC, a Virginia company in which Barry Jenkins has an ownership interest. When we refer to "we" on this page, we mean both entities.

What we collect

When you fill out a form on hamptonroadshome.cash you give us:

• Your property address
• Your first name and (if you give it) last name
• A phone number we can reach you at
• Optionally, an email address
• The condition of your home and your selling timeline (multiple-choice answers)
• Your consent to be contacted (TCPA disclosure), along with a timestamp, the page URL you consented on, and your IP address — required for legal defense if anyone ever questions whether you authorized our outreach

We also automatically collect, the same way most websites do: your IP address, browser and device type, what page brought you here (referrer), and any campaign parameters in the URL (gclid, utm_source, etc.). This data is what lets us tell which ads are working and which aren't.

How we use it

We use the information you give us for exactly two things:

• To prepare and deliver a cash offer on your home. That requires us to call or text you, look at the property, and walk through the numbers with you.
• To follow up if you don't respond right away. If you reach out and then go quiet, we may text, call, or email you up to a few times. You can tell us to stop at any time (reply STOP to any text, or just tell us in any conversation — we honor it immediately).

We do not sell your personal information. We do not share it with random third-party "lead buyers" or wholesalers. We do not assign your contact info to anyone outside our team.

TCPA consent — what you're agreeing to when you check the box

When you check the consent box on our form, you are giving us your prior express written consent to contact you at the phone number(s) and email you provided about the sale or purchase of your property. That specifically includes:

• Live or manually dialed calls
• Calls and text messages placed using an automatic telephone dialing system (ATDS)
• Prerecorded or artificial voice messages, including AI-generated voice
• Ringless voicemail drops
• Text messages, including those sent through automated or AI-assisted systems

This consent applies even if your phone number is on the federal or any state Do Not Call list. Message and data rates may apply. Consent is not a condition of buying or selling property — if you don't want automated outreach, just call us at (757) 347-8487 instead of submitting the form. You can revoke consent any time by replying STOP, telling any representative to stop contacting you, or emailing barry@yourfriendlyagent.net.

Cookies and tracking

We use a small number of third-party services to understand how our site is performing and how our ads are doing. These services may set cookies or use similar technologies in your browser:

• Google Analytics 4 — measures page views, traffic sources, and form interactions. Anonymized.
• Google Ads — records conversions so we can tell which ads brought you here. Uses the gclid in the URL.
• Microsoft Clarity — records anonymized session replays and heatmaps so we can see where the form is confusing. We can't see what you type in form fields.
• OpenAI Ads pixel — measures conversions from ChatGPT-served ads. Same purpose as Google Ads, different platform.

You can opt out of most of this with your browser's "Do Not Track" setting, or with extensions like uBlock Origin or Privacy Badger. We don't penalize visitors who block trackers — the form still works.

Who we share data with

The contact info you give us flows into a small number of business systems:

• Follow Up Boss — our CRM. Stores your name, phone, email, address, and notes from our conversations. We use it to track every lead and to avoid contacting people who asked us to stop.
• Postmark — sends our internal team an email when you submit the form, so we can call you quickly.
• Vercel — hosts this website. Sees your IP and request data but doesn't store form contents.

We don't sell your data to lead aggregators. We don't share it with other agents or other cash buyers.

Your rights

You can ask us, at any time, to:

• See what we have on you. Email barry@yourfriendlyagent.net and we'll pull your file within a few business days.
• Delete it. Same email. We'll remove your contact records from our CRM. Note: we keep TCPA consent records (timestamp, IP, page URL, the consent language version) for at least 5 years because that's how long a TCPA claim can be filed against us. Those records aren't used for outreach.
• Stop contact. Reply STOP to any text, or just tell us. We honor it immediately and don't re-add you.

Data retention

We keep contact records as long as the lead is active or as long as you're a past client we may have a reason to follow up with — typically up to 7 years for tax/transaction records (Virginia real estate brokerage requirement). TCPA consent evidence is kept 5+ years from the date of consent for legal defense purposes.

Changes to this policy

If we update this policy in a material way (e.g., we start using a new analytics tool, or we change who we share data with), we'll update the "Last updated" date at the bottom and post a brief note on our homepage for at least 30 days. Minor edits (typos, clarifying wording) won't be flagged.
