Why we're the only Hampton Roads team that does both

Barry Jenkins is a licensed Virginia real estate agent with LPT Realty, leading the Legacy Home Team. As an agent, Barry and his team have helped thousands of Hampton Roads families buy and sell their homes on the open market.

Barry also has an ownership interest in Friend in Realty LLC, a Hampton Roads home-buying company that has purchased hundreds of properties directly from sellers for cash.

That combination is rare on purpose. The "we buy houses" industry only makes money when you take the cash offer, so even when listing would clearly pay you more, the incentive is to push the cash sale. Traditional agents have the opposite problem — they only get paid when you list, so even when you genuinely need to be out in 14 days, the answer is always "let's list." Because we do both, we don't have to lie to you. If the math says listing wins, we say so. If the math says cash wins, we say so. Either way, we make money. So we just give you the right answer.

The two hats — which one we're wearing matters

When we list your home for you (the agent path)

If you choose to list and sign a listing agreement with Legacy Home Team at LPT Realty, we are your agent. We owe you fiduciary duties: loyalty, full disclosure, accounting, reasonable care, obedience to your lawful instructions, and confidentiality. We work to get you the highest price the market will pay. This is the highest standard of trust in real estate.

When we buy your home directly (the cash path)

If you accept a cash offer from Friend in Realty LLC, that company is buying the house from you as a principal in the transaction — not as your agent. Barry, as a part-owner of that company, is on the buying side of the table. We're a direct buyer making you an offer, the same way any other cash buyer would.

That means we do not owe you fiduciary duties on the cash transaction, and you're not represented by anyone on our side. That's just how every direct home-purchase company in America works — we're telling you out loud because most of them don't. If you want representation when selling to a cash buyer, you have every right to hire your own agent or attorney to review the offer. We'll cooperate fully and we'll never push back on that.

What's required of us — and what's required of you

What we promise, in writing, every time

  • Every cash offer comes with a written disclosure identifying Barry's license status and his ownership interest in Friend in Realty LLC.
  • We will always tell you — in writing — which path our analysis says nets you the most money, and why.
  • You can walk away from either offer at any time before signing. No deposit, no fee, no penalty.
  • You always have the right to list with a different agent or sell to a different buyer. We'll say it out loud.
  • The listing path uses Virginia's standard Residential Property Disclosure Statement and the standard LPT Realty listing agreement — nothing custom that benefits us at your expense.

What we ask of you

  • Honest information about the property. We base our cash offers on what you tell us plus public records — material misrepresentations can void an offer.
  • If you decide to list with us, we ask for a standard exclusive listing agreement (typically 90 days, terminable for cause).
  • Read the disclosures. Ask questions. We'd rather slow down than have you feel rushed.

The governing rules behind this

If you want the deep version: we operate under the NAR Code of Ethics, Article 4, which requires REALTORS® who are buying property for themselves or an entity they have an interest in to disclose that interest, in writing, to the seller before entering into a contract. We operate under the Virginia Real Estate Board regulations on dual representation and material disclosure. And we comply with the Virginia Residential Property Disclosure Act on every listing transaction.
