Why the spread is there

We use the standard investor formula: 70% of After-Repair Value, minus the repair budget. If your home would sell for $245K fully fixed up and needs $40K in work, the math is $245K × 70% = $171.5K, minus $40K = a $131.5K cash offer. The bigger the repair budget, the further below 70% the final number lands — that's just the math, not a lowball. And that number is what you walk away with — no commissions, no closing costs, no repair credits at the end.

Because 70% is multiplied by the home's after-repair value, not what it's worth today. Then the repair budget gets subtracted. A house in rough condition with $50K of work needed will land closer to 50–55% of ARV after that subtraction.
